Recording Fees and Transfer Tax
Charlevoix County charges $30 to record a deed or other land document under MCL 600.2657. This rate is the same across all Michigan counties. Copies cost $1 per page. Certified copies add a $5 fee on top of the copy cost.
Real estate transfers in Charlevoix County are also subject to Michigan's transfer tax. The state takes $3.75 per $500 of sale price under MCL 207.521, and the county adds $0.55 per $500 under MCL 207.501. The combined rate works out to $8.60 per $1,000 of value. What to Know Before Recording a Deed
Deeds recorded in Charlevoix County must comply with the formatting requirements of MCL 565.201. These rules cover margin size, font requirements, and other presentation standards. The first page of a deed must include the grantor's name and address, the grantee's name and address, the legal description of the property, and the consideration amount or a statement of value. The document must be signed by the grantor and notarized.
Transfer tax must be paid at the time of recording for most deed types. Bring payment in the form of a check or money order when submitting documents in person. For e-recorded documents, the vendor handles the payment process. Make sure to calculate the transfer tax based on the full consideration amount before submitting.

Change of Ownership Rules in Michigan
